Enter the location and the current state. We look up recorded sales of similar lots nearby and estimate how large a building the lot allows, then email you the results.
This is a guide based on public transaction data. It is not an appraisal by a licensed appraiser, a purchase offer, or a guaranteed sale price.

What the email looks like
A sample for a made-up lot. Your email follows the same layout.
1. Price range from nearby sales
About ¥16.5M – ¥22.5M
Based on 7 recorded sales of similar lots in the last 2 years (¥110,000–150,000 per ㎡). Where there are few sales, the range is wider or we may not be able to give one.
2. Building size the lot allows (AI estimate)
| Coverage / floor area ratio | 50% / 100% |
| Max building footprint | about 75 ㎡ |
| Max total floor area | about 150 ㎡ (e.g. 2-storey, 4 bedrooms) |
Reference only. Road width, height limits and local rules can make it smaller. Confirm with the city office or an architect before building.
3. General ways to sell
The usual differences between selling through an agent and selling to a buyer company (kaitori), and what to consider about an old house on the lot.

Frequently asked questions
Is it really free?
Yes. The research costs you nothing. If you ask for an introduction and use that agent, any fees for selling are set by your contract with the agent. We may receive a referral fee from the agent; you do not pay it.
Will I get sales calls?
We do not make sales calls. Your phone number is optional and used only if you want a call. Other companies contact you only if you ask for an introduction and confirm by email.
Can I use this if I have not decided to sell?
Yes. You can use it just to learn the price. We will not push you to sell.
Is the price a guarantee?
No. It is a range based on public transaction data, not an appraisal by a licensed appraiser or a purchase offer. The actual price depends on the lot shape, road access, boundaries and the market. Where there are few sales nearby, we may not be able to give a range.
Is the building size final?
No. It is a reference figure estimated by AI. Road width, height limits, local rules and other conditions can change it. Check with the city office or an architect before building.
Are you a real estate company?
No. Enabler Inc. is not a licensed real estate broker and does not broker or buy land. If you want to sell, we introduce a licensed agent only after you confirm by email.
Can I use this before the inheritance is registered, or for co-owned land?
Yes. Just let us know in the questions box. Selling will eventually need the registration and the consent of all co-owners, so we also point out what to prepare.
Do I need to enter the exact lot number (chiban)?
No. City and district are enough. If a closer look helps, we will ask by email.
